Seasonal Cancellation Policy for Airbnb
Tighten your cancellation terms for peak dates, without touching your listing's default policy
Got a stretch of high-demand dates, like New Year's week or a big local event, where your regular cancellation policy is too loose? Now you can layer a stricter policy over just those dates and leave everything else on the calendar exactly as it was. No switching your overall policy back and forth throughout the year. Set the date range once, and Track handles the rest.
Why it Matters
Protect high-demand revenue: Apply firm or limited policies to holidays and peak events so last-minute cancellations don't leave you scrambling to fill open dates.
Stay competitive in the shoulder season: Keep flexible policies active during regular months to remove guest hesitation and maintain strong search visibility.
Automate your rules: Set policies once for specific date ranges, and Track manages the calendar rules every season.
Roll it out at scale: enable it unit by unit, or apply it in bulk across every eligible listing at once with Bulk Operations
How it Works
Cancellation policy is one of the few levers you have to manage risk around your highest-demand dates, but changing a listing's default policy for a single event means remembering to change it back. Seasonal Cancellation Policies remove that trade-off.
Every Airbnb listing already has one default policy, and a Seasonal Cancellation Policy layers a different policy on top of it for specific dates only, using either a single date range or a reusable Date Group. The stricter terms apply exactly when you want them and fall away automatically once the date range ends, so there's no manual cleanup and no risk of leaving the wrong policy live past its window.
Once set up, there's nothing to maintain from season to season. Track sends the right policy to Airbnb on its own, and this can be turned on unit by unit or applied in bulk across a filtered list of units at once.

FAQ
It's a second cancellation policy layered on top of a listing's default, applied only to the date ranges you specify. Any date outside those ranges keeps using the regular default policy.

Airbnb applies whichever one was sent most recently.
No. Once the date range is set and the unit is enabled, Track pushes the update to Airbnb automatically going forward.

Two steps: add the date range to the policy under Configuration > Cancellation Policies > Airbnb (a single range or a reusable Date Group), then enable "Seasonal Cancellation Policies" on the unit under Unit > Channels > Airbnb. See more specific instructions here.
Yes, use Bulk Operations to enable it across a filtered set of units instead of one at a time.
